Our Construction Process

At Ablewest Construction, we specialise in architectural renovations, extensions, and custom residential construction across Perth and Fremantle.

Our process is structured, builder-led, and designed to ensure your project is properly defined before construction begins. This reduces uncertainty, improves cost accuracy, and ensures the finished result aligns with both design intent and buildability.

Each stage forms part of a structured pre-construction engagement pathway, which includes paid consultation and development services depending on project complexity.

Step 1

Initial Builder Consultation (Paid Engagement)

We begin with a builder-led paid consultation to understand your project goals, property constraints, and budget expectations. This is a professional service based on construction experience and is not a free estimating exercise.

This stage includes-
Review of your property and renovation or extension objectives
Initial assessment of feasibility and build approach
High-level discussion of scope, budget alignment, and risks
Guidance on next steps in design and construction development

Step 2

Site Assessment & Feasibility Review (Paid Engagement)

A detailed site inspection is undertaken where required to assess existing conditions and construction considerations. This is a paid service and forms part of the pre-construction process.

This may include-
Structural assessment of existing buildings
Site access, levels, and service identification
Identification of construction constraints or risks
Input from consultants such as engineers or surveyors where required

Step 3

Design Development & Documentation

Working alongside your architect or our recommended design consultants, we assist in refining the design into a build-ready solution.

This stage ensures architectural intent is translated into practical construction detailing, including engineering input, specifications, and buildability alignment.

Step 4

Cost Planning & Contract Preparation

Detailed construction pricing and cost planning are developed as part of the paid pre-construction process once documentation is sufficiently developed.

Once finalised, contract documentation is prepared clearly outlining scope, inclusions, timelines, and construction methodology.

Step 5

Approvals & Pre-Construction Planning

We manage coordination of building approvals and pre-construction requirements for renovations and extensions in Perth and surrounding areas.

A detailed construction program is prepared ensuring sequencing and delivery align with your design intent.

Step 6

Construction Delivery (Architectural Builder Perth)

A final walkthrough is completed to ensure your home renovation or custom build has been delivered in accordance with the agreed scope and design intent.

Step 7

Completion & Handover

The project is formally handed over with relevant documentation and maintenance guidance.

Step 8

Ongoing Support

We remain available following completion for warranty or maintenance support in accordance with your building contract. And for any queries you may have.

Step 9

Client-Prepared Design Projects (Important)

Where clients arrive with completed architectural or engineered designs, our role shifts to construction feasibility, cost validation, and buildability review. This is a paid pre-construction service.

This includes
Assessment of architectural and engineering documentation
Buildability and sequencing review
Construction methodology advice
Cost planning based on defined scope
Identification of site-specific risks or constraints

Step 10

Important Note on Project Definition

Construction pricing is only confirmed once documentation is sufficiently detailed and scope is fully defined.

At this point-
Scope is considered fixed upon contract execution
Variations are managed in accordance with the building contract
Cost certainty increases as design and documentation maturity increases
